Business Park


Location

Montgomery City is the county seat of Montgomery County and the largest community in the immediate area. It is centrally located to cities in the region, such as Chicago, Memphis and Kansas City, and is adjacent to the St. Louis Metropolitan Statistical Area.  The city lies four miles north of Interstate 70, the major highway route between St. Louis and Kansas City and is served by State Highways 19, 161, and B.

There are two publicly owned industrial and commercial sites in Montgomery City. This site, known as the Montgomery City Business Park, is located on the southeastern edge of Montgomery City. The Montgomery City Business Park is within the corporate limits of Montgomery City.

Detailed Description of Site

The Montgomery City Business Park is currently open for development and expansion with many prime locations still for sale.  Currently, the Business Park is home to LaCrosse Lumber Company, Save-A-Lot Grocery, Dollar General, Mid-Missouri Concrete, Martinsburg Bank and Trust, and Lance's Auto Body Repair Shop.  The Montgomery City Business Park is located on the southern edge of Montgomery City on State Highway 19.  The Business Park features lots with direct Highway 19 visibility and many other lots with good visibility and easy access.  The entire Business Park is just 5 minutes north of Interstate 70 at junction 175.  The average daily traffic count in front of the Business Park, as of October 2002, was over 6000 vehicles.

All available lots in the Business Park have full access to Highway 19 through 3 intersections.  There is a main intersection directly into the Park at Niedergerke Drive, and a south and north entrance as well.  The entire Business Park is just 5 miles north of Interstate 70.

All utilities in the Business Park are in place, including water, sanitary sewer, natural gas, telecommunications and electrical service.  There are also several local companies offering Internet access, with both dial-up and high-speed access available.
